Some Do’s and Don’ts of Renovation
There are many Do’s and Don’ts when it comes to renovations for making your apartment or home sell faster. This very first one is don’t “do-it yourself”, if you have never tackled a DIY project.
Energy-efficient
Install an energy-efficient front door. This makes a good first impression that begins at the front door. But don’t install a front door that is fiberglass as the higher cost will not mean a higher sale price.
Spare room
Do add a spare room. Convert any unused attic or basement space into an extra bedroom. Don’t add an extra bathroom as plumbing, wiring and tiling makes these small spaces add-on that are quite expensive.
Paint
This is the easiest and cheapest to fresh up a room with a new coat of paint. If you do it yourself, you will only spend money on paint and brushes. But don’t wallpaper. Anyone who has had to remove old wallpaper knows what a dreadful project this can be.
Cabinet hardware
Do replace hardware on cabinets. Changing handles in the bathroom and kitchen is a cheap as well as easy way to add to the room. Don’t remodel your home office as many buyers will look at built-in shelving and desk as something they that will have to spend money to turn this room back into a spare bedroom.
Landscape your property
Using a mixture of perennials with some low-cost annuals gives any home curb appeal. Don’t install an inground swimming pool. Many buyers will only think about the ongoing maintenance and don’t want the long-term repair and replacement cost.
Minor repairs
Do make repairs that are minor. Check your home from bottom to top for things such as paint that is chipped cracked or missing outlet covers to repair and more. These DIY low-cost tasks will reap many rewards. But don’t add something such as a sunroom as they are expensive to install and when old, new buyers will be leery of the cost of replacing windows that get old.
Update appliances
Do upgrade appliances as energy-efficient ones in some cases qualify for a rebate or tax credit. This will also cut back on large utility bills for as long as you are in this house. Don’t install a backup generator. While having this comfort can help you weather any storm, most buyers usually will not pay more for this extra addition.
